Free valuation / appraisal to ascertain a likely achievable rent and advise on any repairs that might need carried out prior to marketing
Erect an eye catching TO LET board
Take great quality photos of the exterior and interior
Promptly upload a full property description and pictures to alexanderneilproperty.co.uk, PropertyPal.com and propertynews.com
Obtain an Energy performance certificate at a discounted rate
Arrange the certificate of fitness and Safe Gas inspection when necessary
Key accompanied viewings (out of hours viewings available if needed)
Full tenant referencing including credit check, employer and landlord references and even home visits where appropriate
Collect the Security deposit and register it with an authorised tenancy deposit scheme as per new legislation
Sign a Tenancy agreement along with a detailed inventory and condition report
Provide the Tenant with a rent book as per legislation
Set up standing orders and housing benefit claims where necessary
Transfer the first month's rent less any costs accompanied with a detailed statement

Includes the Lettings Service plus the following:

Carry out regular inspections to ensure that tenants are taking good care of your property
Get quotes for repairs from our reliable team of contractors and oversee the work
Receive rent and pursue late payments
Keep relevant documentation up to date
Transfer the rent from our clients account to you on a monthly basis
Send a detailed monthly statement by email to show income and expenditure

We can arrange EPCs for a fee of £50.
